Before any work begins on your home, these steps will protect your investment, keep the project on track, and prevent the most common surprises.
Define your scope in writing
List every room, system, or area that will be touched. Vague scopes lead to scope creep and surprise costs.
Set a realistic budget — with contingency
Budget the full cost of the project, then add 10–15% for unforeseen conditions. Older homes often have surprises behind walls.
Verify your contractor's license
Florida requires a CBC or CGC license for most work. Check myfloridalicense.com before signing anything.
Confirm insurance coverage
Request a Certificate of Insurance showing general liability and workers' compensation. Ask to be listed as additionally insured.
Review HOA rules and deed restrictions
Many communities require pre-approval for exterior changes, additions, or material selections. Check before you commit to a design.
Get at least two detailed written bids
Compare bids on scope, not just price. A low bid that excludes permits, cleanup, or specific finishes will cost more in the end.
Confirm who pulls permits — and who pays
In Florida, the licensed contractor must typically pull permits. Confirm this is included in your contract, not billed as an add-on.
Sign a written contract with a payment schedule
Never pay more than 10% upfront. Tie payments to completed milestones, not the calendar. Avoid contractors who want full payment in advance.
Set up a dedicated project folder
Keep all contracts, permits, change orders, and receipts in one place — digital or physical. You'll need them for insurance, resale, and warranty claims.
Plan for disruption before it starts
Discuss utility shutoffs, dust containment, parking, and daily work hours before day one. Setting expectations early prevents friction later.
